For more than a century, The American Institute of Architects has published an integrated set of contract forms for the construction industry. While other industry groups independently have prepared their own competing set of forms and, more recently, some have banded together to create more of a consensus-based set of forms, the AIA forms remain the most widely used and accepted in the industry. Some owners and developers use the AIA forms without any changes and many others have developed their own standard set of revisions to the forms. However they are used, an understanding of the AIA forms and how they allocate risk is essential for anyone negotiating, drafting, interpreting, arbitrating or litigating construction contracts based on the AIA format.
